RESIDENTIAL TITLE SURVEYS
When buying, selling, or refinancing a residential property, a survey would be necessary to see boundary lines, improvements located on the property, and their location to the boundary lines. Also easements or exceptions, being survey related, that may or make not affect the property as per the title commitment provided by the title company.

METES AND BOUNDS
Properties that are not platted, or properties that are parts of platted lots and/or raw land require a metes and bounds legal description to describe the land. A metes and bounds description, of any lot applicable, describes the precise location to physical called for monumentation whether it is a very large of small plot of land.
ALTA/NSPS “LAND TITLE SURVEY”
Survey of real property for a title transaction and that meets the requirements for the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). Certification consists of optional Table A items 1-20.
CATEGORY 1A, CONDITION II “LAND TITLE SURVEY”
Survey of real property for a title transaction that meets the requirements of a Category 1A, Condition II “Land title Survey” as specified in the Manual of Practice for Surveying in the State of Texas, and issued by the Texas Society of Professional Surveyors.
ELEVATION CERTIFICATE
An elevation certificate is a document that is generated from Federal Emergency Management Agency (FEMA) that may require a surveyor to perform, in regards to a structure, to determine if it is above the Base Flood Elevation. It is a tool that confirms a home’s elevation relative to risk of flooding, in the event of a major flood.
LOMC’S
The term LOMC stands for Letter of Map Change as identified by FEMA, is the process to determine if the homeowner was incorrectly placed into a Special Flood Hazard Area (SFHA) on a Flood Insurance Rate Map (FIRM). There are different types of processes, such as a Letter of Map Revision (LOMR) or Letter of Map Amendment (LOMA).
HOME BUILDER SURVEYS & STAKINGS
Custom Home Builder projects could require many phases of completion, some of which a surveyor is asked to produce surveys and or staking work throughout the process, relative to the city regulations and zoning requirements. Examples of this would be Lot Stakes and Building Corner stakings, to mark structure and property corner locations, Form Board Surveys, which identify the location of improvements, relative to property boundaries, and Grade Surveys to insure the flow of the land as it pertains to various concerns throughout the home building process.
TOPOGRAPHIC SURVEY
The purpose of a topographic survey is to identify any natural or man-made features on your property, to show grade changes over and across the land. A survey that shows topography could be needed for many different reasons, such as landscaping, design, to identify any potential issues, such as drainage problems, and in most cases, crucial in the compliance with zoning regulations.
TREE LOCATION SURVEY
A survey to locate trees on a property would show the size, as specified by the customer, and location of trees relative to property boundaries. A&W does not have an in house Arborist; however, if we can be of assistance in obtaining one, we would be happy to help.
CITY REQUIREMENT SURVEYS
Most cities have a list of requirements in varies stages of the build process, that a home builder or home owner will need to conform to. Whether it is for drainage purposes, height restrictions, or zoning compliance, it is necessary for these regulations to be followed. There are surveys that are specific to these requirements, depending on the needs of the customer.
EASEMENT EXHIBITS
An easement exhibit is a document produced giving a named entity the right to use, cross, or access another’s piece of land without assuming ownership, this could be for public or private purposes. A&W Surveyor’s can produce a document show the legal description by metes and bounds and the exhibit of such easement depending on the specific need.
